UD Landlord Houses
Quality furnished student housing in the south student neighborhood at the University of Dayton is difficult to find. This website helps you find the housing that is right for you. Once you have found housing of interest to you, then you should EMAIL A STUDENT HOUSING INQUIRY and a landlord will contact you directly.

These houses are owned and managed by Terry Nels and family. They are considered the very best landlord houses by most students. They are given an informal quality rating of "A to B+" by the City of Dayton housing inspector. All these properties are within one block of RecPlex. All units are wired for broadband internet access. Basic cable and wireless Internet are provided at no charge to renters. In addition, the landlord will pay for the utilities of gas, electricity, trash, and water. The normal steps in the rental process are:

  1. Student EMAILS A STUDENT HOUSING INQUIRY.
  2. Owner replies to inquiry with answers to any questions, confirms availability of requested housing, and gives email address to send rental application forms.
  3. Owner provides information to allow prospective students to tour houses of interest.
  4. Each prospective student in rental group prints and completes the APPLICATION FOR STUDENT HOUSING. All the completed applications are to be emailed to Terry Nels as attachments to a single email. Email address to send forms will be given in response to rental inquiries (step 2).
  5. Owner/Manager schedules face-to-face meeting in UD area to introduce all participants, review student housing applications, answer questions, and review terms of lease.  If appropriate, the lease may be signed and all security deposits ($1000 per renter) paid at this time. Otherwise, a subsequent meeting will be scheduled (usually to occur within one week) to sign lease, pay all deposits, and provide all parties copy of final lease.  Schedule to receive keys and pay rents is reviewed.
  6. Small celebration occurs with renters congratulating themselves on finding and renting quality housing of their choice.
